The global financial crisis has made people more cautions about their investments and while property remains an attractive option, it's not without its challenges.
Interior designer Agatha Ozhylovski has worked on several property development projects and says while it's getting more challenging to produce an attractive and profitable investment, it is still possible
she has competed several projects including a recent home at Port Lincoln which she says is a good example of what can be archived.
Due to its isolated location, the home had to appeal to a wide group of people - first home buyers, small family, young professional couple, and new retirees moving off the farm.
"The market for this project is generally conservative but well informed about the latest designs and trends," she says.
Agatha says the challenge was to make the home desirable by acknowledging trends but not spending too much on materials.
"I had to make this investment desirable to buyers/investors as well as profitable to the owner without overcapitalising, and allow the owner some movement in the selling price negotiation, if required" she says.
Agatha recommended the client be adventurous in design but she used her sills and knowledge about products to create the look with the least expensive materials.
"The overall effect is of a well-designed and well -build home with a few novel boutique design features which makes it stand out in the marketplace and is exceptional value for money... and not too far from the comfort zone of potential buyers," she says.
